How do I book?

What does it cost per night?
One nightly rate for the whole villa, never per room. The rate varies by season and length of stay, and the exact price for your dates is shown before you pay. A 9% Belize hotel tax is added at checkout. Daily chef-prepared breakfast is included; optional lunches, dinners and cocktails are billed separately (plus 12.5% GST and a 24% service fee), itemized before you pay.
What is the minimum stay?
It varies by season and is shown on the live calendar when you pick your dates.
How many guests can stay?
Up to 12 guests across the Primary Suite, Orchid Suite, Palm Suite and the Lagoon Bunk Room. Twelve is a hard maximum.
What is the cancellation policy?
Direct bookings come at two rates. The flexible rate matches our Airbnb terms: a full refund (less card processing costs) until 30 days before check-in, a 50% refund until 7 days before, and no refund inside 7 days, plus 24 hours to change your mind after booking. Stays of 28 nights or more follow the long-stay terms: a full refund within 48 hours of booking, then the first 30 nights are non-refundable. The non-refundable rate, offered when check-in is more than 30 days away, is discounted further and has no refunds. Airbnb reservations follow the cancellation terms shown on the listing. We recommend travel insurance. Full terms are in our Guest Agreement.
Are kids welcome?
All ages, and the grounds are gated. The water out front is calm, clear and shallow, the Lagoon Bunk Room (two queens, two twins, own TV and en-suite) was built for kids and crews, and kid favorites, pizza, chicken tenders, hot dogs, buttered pasta, are on the menu all day, with a pack and play for the littlest guests.
